Q: I notice some tenant records have Unspecified $ for damages/rent owed. Do I need to put a dollar amount when posting? Do I need to wait for a court judgment against the tenant to post information?

A: In most cases when you see a dollar amount posted the rental property owner has calculated his/her damages to date or has been awarded a court judgment against the tenant. When a dollar amount is not displayed, it could be that the rental property owner has not calculated total damages in unpaid rent/repairs or may be awaiting a final judgment or interest on a court judgment amount changes the amount owed each day. Whatever the case, you do not need to put a dollar amount or await a court judgment when posting and you can update that data field at anytime.

Also, vacation rental tenants from out-of-state know it's extremely difficult for a rental property owner to bring a lawsuit in another state to enforce the rental agreement and collect. Vacation rental tenants usually just walk away, never to return to their financial responsibility, leaving the rental property owner to pay for broken doors, windows, appliances, etc.
